3. Process applications and credit check
4. Verify tenant’s previous residence and rental history
5. Inspection report of  tenant’s previous residence
6. Conduct criminal background check
7. Verify if tenant was previously served eviction or evicted
8. Verify tenant income and ability to pay
9. Lease preparation by attorney
10. Prepare eviction summons and court filings
11. Issue security deposit agreement
12. Photos inside and out side of property prior to  occupancy
13. Initial inspection of property 
14.  Prepare lead based paint disclosure  
15. Secure contractor and bids for repairs
16. Collect rents and make disbursements
17. Solicit 12 months lease or longer
